How private sales work, who they suit, and what sellers gain from keeping them quiet.

About four in ten of our sales happen without a public listing. For many sellers, privacy is the point: no photographs online, no signs on the gate, and no neighbours discussing the price.
An off-market sale starts with a list, not an advert. We introduce the home to a small number of buyers we already know are serious and have the funds, usually after they sign a confidentiality agreement.
It suits some sellers better than others. Well-known owners, families selling after a bereavement and anyone who wants to test the market without committing are all good candidates. Homes that need wide exposure to reach the right buyer usually do better with a quiet but public launch.
Buyers benefit too. They get less competition, the chance to see a home before anyone else, and a direct conversation with the owner through us rather than a bidding war.
